A Cluster in the Trees Near $2.4M

You exactly can't call the Tree Section "crowded" right now.

It felt that way for stretches last year. Right now, though, there are some lingering listings and it's getting tense among them.

There are only a few to several weeks left in the market. Those who want to sell need to make a move.

You've seen several cutting and clustering around the $2.4M mark:

1408 Walnut Avenue Manhattan Beach CA1408 Walnut (4br/3ba, 3000 sqft.) (pictured) is a late 90s Mediterranean with some updates. They recently cut to $2.425M.

2317 Pine (4br/3ba, 2600 sqft.) just cut today to $2.399M, its first time under $2.4M since launch 4 months ago.

2009 Elm (4br/3ba, 3100 sqft) is another late 90s Mediterranean that just made its 5th cut and is at $2.439M.

And there are more. We'll show them below. Many between $2.3M-$2.6M share basic size, age and style.

What we found particularly interesting about this gathering of similar inventory at similar prices... well, we haven't really seen a closed sale of any property that looks a lot like them since the June 30 close of Dave's clients' purchase of 3005 Maple at $2.450M. (Still a good deal on a good home, we'd say.)
