Big Bet Pays Off on Rosecrans

They did it.

Sellers of a new construction home along Rosecrans have destryed the top price ever received for a home on the street abutting the refinery.

908 Rosecrans Avenue, Manhattan Beach,

The home is at 908 Rosecrans (6br/6ba, 4112 sqft.), on a large lot (almost 6000 sqft.).

When we wrote about it in mid-September last year, we called it the "Biggest Bet Yet on Rosecrans:"

It's a big, bold new home that is surely the most ambitious ever conceived on Rosecrans in the Tree Section.

They launched at an incredible $4.995M in August, but had quickly descended to $4.199M by early October.

The home sat in "active" status at that price for the next 3 months, but now, all of a sudden, has closed for $3.900M.

(It never showed as pending on the MLS.)

Here's how $3.900M stacks up against prior top sales along Rosecrans in the Tree Section:

716 Rosecrans (3br/2ba, 1500 sqft., 5162 sqft. lot) - $2.350M (Aug. 2022)

508 Rosecrans (4br/3ba, 3013 sqft., 3005 sqft. lot) - $2.340M (Oct. 2020)

940 Rosecrans (5br/4ba, 3239 sqft., 5975 sqft. lot) - $2.260M (May 2021)

652 Rosecrans (6br/6ba, 4730 sqft., 7300 sqft. lot) - $2.200M (Sept. 2016)

So, sure, the developers had to trim $1.1M from the ask.

But they've now redefined what's possible on Rosecrans, and pocketed a pretty penny as well. They did get the lot for just $1.250M in early 2020.
