You can't expect much from real estate in closing out the year. People are literally too distracted to be buying houses.
They're busy traveling and clicking on Amazon shopping at department stores.

You can't expect much from real estate in closing out the year. People are literally too distracted to be buying houses.
They're busy traveling and clicking on Amazon shopping at department stores.
And then one day, Santa and his elves* show up at the front door of an $11M listing and Boom!
Suddenly, it's gonna be a great New Year.
The property in question is the new construction in the Hill Section at 319 S. Dianthus. It's an ambitious corner-lot spec build that debuted in August.
(319 S Dianthus Street is Listed by Ray Joseph, Radius Agent Realty.)
It's a big one at 5br/7ba, 5685 sqft.
And they weren't shy in the official description:
"One of the finest homes ever built in Manhattan Beach, this unique masterpiece... is perched in the hill section and has panoramic ocean views from PV to Malibu. The ocean views are from all the main areas of the top and middle levels and the over 1,200 square feet of deck space! This home and view must be experienced in person to be fully appreciated... [S]pectacular ocean views... elegant and inviting living, kitchen, dining and office areas, and a sensational fireplace. Step out on the expansive entertainment deck via the Fleetwood sliding door system and you will find yourself looking over the pool and on to the ocean view."
But wait, there's more. (And you can see even more by looking at the full listing online.)
"Attached to the deck is a floating staircase which can quickly ferry you down to the pool and spa with a sun deck, a barbeque island, and a sitting/dining area with a stunning custom fire pit! The ocean view family room completely opens to the backyard and features a fireplace clad with the same natural stone which wraps around the tall exterior chimney. The primary suite also features a fireplace, in this case dressed with a gorgeous natural slab."
Hey hey. Ocean views, a pool, tons of space, luxurious primary suite... That's what you're supposed to get in a big, luxe new Hill Section house.
And don't forget the basement.
"The lowest level is full of natural light and features a first-class bar, a 250-bottle climate-controlled wine cellar, a state-of-the-art 125” open theater with a Dolby Atmos system, a pool table/game area, and a gym/wellness area."
The listing did adjust, big-time, in November, after almost 3 months on market.
The cut: $2M, to $10.995M.
Now we just have to see where the buyer came in.
They're not going to close this sale in time to be the high public-market sale in the Hill Section.
That distinction is going to go to 812 5th Street (6br/7ba, 5576 sqft.), sold for $8.980M in May 2022. (Listed by Kristi Seth of Bayside.)
But what a signal for 2023 if the Hill Section launches the year with a 2022-beating sale.
People keep saying, "those buyers are out there in force," meaning top-tier, high-dollar buyers.
It would be something to see things go from "they're out there" to "they are buying."
