Last week, 3 new listings in El Porto all made quick deals.
Two were similar:
127 Shell (3br/2ba, 1170 sq. ft.) is a onetime duplex that's been converted to an SFR by means of a spiral staircase down to the master.
That's right, what would normally be a surfy studio apartment on the first level was instead converted to a pretty spacious and updated master, with both shower and tub.
Upstairs, the bedrooms are notably small, but clean.
The kitchen is very modern in style, with dark woods, granite and stainless.
Asking price: $1.400M.
Seemed a little rich for a small place in El Porto?
No worries. Deal.
Just two (alley) blocks over, there was another sale.
217 Kelp (4br/2ba, 1400 sq. ft.) sports at 1924 build date, but here, 90 years later, it's gotten some additions and updates with a modern flair, also.
This is a different sort of duplex, with two separate 2br units.
The listing goes so far as to explain the current owners' VRBO successes with one of the units, then speculates that the home "could easily be converted into a single family home or at this price you could simply start over and build your own 3 story dream home."
Oh boy, a $1.4M+ lot sale in El Porto?
This one was listed at $1.450M and went quickly. But no, we don't see it as a lot sale.
Last to make a deal – also quickly – was something different. 209 41st (3br/4ba, 1885 sq. ft.) is Dave's newest listing in Manhattan Beach.
This 10-year-old, 3-story modern SFR has been fine-tuned and refreshed to look and feel almost new. The views are simply profound.
The listing, which launched at $2.025M, drew immediate interest and multiple offers.
So, for a week anyway, El Porto was burning up there.
Are there buyers still out there, ready to pounce in October? Evidence says yes.
