In this low-inventory environment, it's something of a surprise when a property doesn't sell.

But we're talking about it because now it has successfully sold.

Buyers, they want the ones they can't have. And it can drive them mad. 

Agents, too. We can be a little hungry in a year like this. When your client is looking, you hunt around.

1853 5th Street, Manhattan Beach, CAIt's not too hard to figure out that sellers who tried to sell twice, but canceled off the market, probably still want to sell. And that seems to be what happened here.

1853 5th first came out in late March asking $2.249M. (Listed by Kirk Hawkins of Paradigm.)

A month later, with no traction, they cut $174K to $2.075M

When that didn't work, the sellers took the property off market for 2 weeks, and came back with a fresh new MLS # and new price: $1.999M

Even that didn't work.

A remodel with a yard under $2M!

Well, it's a bit obvious why buyers were reluctant: location. (Location, location.)

As we said in our weekend post in April about the house as a new listing:

Being at the end of the 5th St. cul-de-sac, right alongside Aviation Blvd., is there traffic noise? Oh, yes. Persistent. Noticeable. More so outdoors than inside. It comes with the territory.

Plenty of people who probably wanted everything that was there... didn't want the location.

The home's been off the market since mid-July, but now, here, 3 months later, it's sold for $1.900M.

The buyers wanted the house, and the yard, and the location, for just a little more of a discount from the last list price.

Every home does, in fact, have its price.
