2417 Oak (3br/3ba, 2535 sq. ft.) is one we called "smartly reimagined" in a mid-century modern style, although clearly a home with a location issue that would put off some buyers.
No matter, they "priced in" the Oak/Marine corner location by offering a nice, fun house with plenty of square footage for $1.649M. Deal.
329 9th (2br/2ba, 900 sq. ft.) is an "adorable" remodel of a landlocked half-lot beach cottage. ("Adorable" per the listing, but we kind of agree.)
You know what the market for this type of home is? Buyers who already live nearby, and don't need a garage. (Though a place to stash beach bikes and surfboards would be nice.)

2500 Maple (4br/4ba, 2600 sq. ft.) is a corner-lot remodel on Valley that definitely looks nice.
The sprawling, complex layout "really takes some exploring," as we pointed out in a weekend review. One of those bedrooms is a "guest suite" with kitchenette accessed mainly off of an outdoor staircase.
Not much hesitation from buyers. This one was listed at $1.850M and has a deal.
1808 Agnes (5br/2ba, 2050 sq. ft.) is one of the likely lot sales we mentioned last week in "Tree Section Land: Not Done Rising."
It's a good location, just steps from the American Martyrs school and church, and walkable to town and beach, with a standard, 4800 sq. ft. lot.
The neighbor, 1804 Agnes, now a construction site, sold as a lot off-market last year for $1.700M.
632 12th (3br/3ba, 3000 sq. ft.) is an 80s house with at least a very nice cosmetic remodel. It's got some views and a favorable layout.
Tax records show the property as 2428 sq. ft. inside, but they claim 3000 sq. ft. from an appraisal.
This one lacks the 4th bedroom and roof deck bonus of neighboring 648 12th, which just closed for $2.160M.
Not a problem.
This one listed at $2.295M (+6%) and made a deal quickly.
We'll also mention the newly posted deal at 600 35th (3br/3ba, 3075 sq. ft.).
That corner-lot Spanish along busy Blanche has a lot of character. It wasn't exactly long in the tooth when finding a buyer this week with 16 DOM. List price was $1.999M.
