501 6th Place, Manhattan Beach, CA

501 6th Place, Manhattan Beach, CA 501 6th Place (4br/3ba, 2300 sqft.) is a pleasant surprise in a walkstreet-adjacent location.

The lot size and shape are a bit different, 45' x 60', but this still brings the total to a standard 2700 sqft.

501 6th Place, Manhattan Beach, CAThe house is modestly midsized at 2300 sqft., with 2br down and 2br up. There's even a bonus, covered outdoor room up an outdoor spiral staircase, which offers a fun space with compelling views of the neighborhood, Hill Section and toward PV.

The home itself features a small series of adjoining living spaces all on the first floor, everything built in a beachy theme and updated and refreshed.

501 6th Place, Manhattan Beach, CABoth first-floor bedrooms have doors out to the private patio area, and there's a second floor deck, too, in addition to that top-level outdoor room.

The location is just inset from the South End walkstreets, between 7th and 6th, and along 6th Place, which admittedly hosts a daily stream of neighborhood traffic. The house seems set back and elevated enough to minimize impacts from the road, but you'll want to evaluate that for yourself.

The place has a lot of style and may well force a smile.

416 23rd Street, Manhattan Beach, CA

416 23rd Street, Manhattan Beach, CA 416 23rd Street (4br/4ba, 2853 sqft.) is not literally new this week, they actually debuted in August at $3.899M and have now re-listed $250K lower.

416 23rd Street, Manhattan Beach, CAIn the spirit of recycling, we'll share some of the language we used in our August post about the house:

[This home] benefits from an unusually sized 40' x 90' lot, ten feet wider than your typical Sand Section lot, and therefore 900 sqft. larger.

While the 2003 build is 3 stories with 4br, it's not supersized, coming in under 3000 sqft.

Where you really feel the size is in the top floor living spaces, fully open and just voluminous. You might feel more like you're in a Tree Section or East Manhattan house, given the width of the space.

416 23rd Street, Manhattan Beach, CAThe home definitely features design details that were current 20 years ago. Whether one wants to do a cosmetic remodel is in the eye of the beholder/buyer.

Another bonus: On the first floor, there's not just a bedroom suite. There's an adjoining living room and kitchenette space. It could be convenient for live-in help or adult children living at home.

From the official description:
