Perhaps surprisingly, this home is the furthest east of all the new properties, near the crest of the hill on Dianthus, with city views to the north and east.
Perhaps not surprisingly, this crowd-pleasing designer-quality home (advertised as "NY Loft meets Modern Farmhouse") was easy on the eyes inside, well conceived and crafted, warm and inviting and already somewhat felt like a home.
(Now there's a difficult-to-define quality for you. What, some houses are just houses, and others are "homes"? Sure. Discuss.)
As we noted in a recent open-house review, on a 50' wide lot, the home gets a spacious feel throughout the first-floor common spaces. The style across the board feels both current and perhaps timeless.
The huge master suite gets views east toward downtown LA from just about the highest point on the hill you can reach.
The basement features a nice den, wet bar, theater and spare bedroom.
They brought this one out at $7.099M, rooted to a comparably sized 2014-built home at 617 Anderson, with extremely similar home size specs, which sold in June 2018 for $6.900M.
The price assumed Anderson as a fair comp, but also that upper Dianthus was a better street on balance, and that new is better than 2014.
Now there are still a few more new ones looking for buyers in the Hill Section, a couple fairly new to market and a couple that have been lingering:
210 S. Poinsettia (6br/6ba, 5500 sqft.) just came out asking $8.500M. It's got ocean views.
861 8th (5br/7ba, 5650 sqft.) is modern in style, asking $6.299M. Less than 2 weeks on market.
1026 Pacific (6br/8ba, 7150 sqft.) is an ultra-custom 4-level (!) modern on a corner lot, now at $7.495M. At 258 DOM.
304 N. Ardmore (5br/6ba, 6350 sqft.) is modern in style, asking $7.199M. At 300 DOM.
