New High in Trees, With a Sidecar

604 14th Street, Manhattan Beach, CA

The record for top sale in the Tree Section appears to have lasted only 16 months.

Now comes 604 14th St. (5br/8ba, 6114 sqft.), a 2019-built masterpiece with a basement, pool and cabana.

In a sale arranged off-market, the home has come in at $10.775M

It's the highest sale of 2023 outside of the Sand Section, where 3 Strand sales have topped it.

Meantime, the sale bests 528 15th Street (6br/6ba, 6483 sqft.), which sold off-market in March 2022 for $10.700M. (See "High Sales of 2022: Tree Section.")

Also in the Tree Section, 2311 Laurel (6br/9ba, 6523 sqft.) is under contract, last asking $10.995M. So watch this space.

605 13th Street, Manhattan Beach, CAWe could not help but notice some coincidences related to another sale that has just closed nearby.

It involved the same agents who represented seller and buyer on 604 14th, representing seller and buyer also here.

That sale was the next block over, at 605 13th (3br/3ba, 1698 sqft.), on a 2100 sqft. lot, closing just now for $2.600M.

Based on first impression, one having a 604 address and one a 605, you might think these properties back up to one another, sharing a rear fence. 

In reality, they really don't.

But a little bird tells us there is still some sort of plan, at some level, to join the lots, which mainly just share a corner.

You can see the little blue cottage in an image from the MLS from the backyard of 604 14th.

Maybe they don't try to merge these, and just keep 13th for family and visitors. Wouldn't be the first time in MB.

But there are some pretty creative characters in town. That's why you like it!
