In the space of just a few months, three neighboring corner-lot properties have all sold.
What's most surprising: They're all on busy Blanche Road and quite near Rosecrans and the refinery.
Nice homes, all, which is how they overcame what might have been significant location issues. At some level, people just want a house, west of Sepulveda, that suits their needs and comes with a decent price tag attached.
The recent sales, in order that they closed:
3500 Blanche (4br/4ba, 3400 sqft.), a custom-feeling 2007-built Spanish.
There's a lot of charm to this home, so it's not a huge surprise that it found a buyer.
The entryway features a little courtyard, lots of custom Spanish details in the structural design as well as the finishing details inside (unusual Moorish window frames, as just one example), and the sellers had made some nice upgrades.
This one wasn't like any other that you'd see on the market. It wasn't a Mediterranean from an earlier building cycle that had simply been refashioned as a "Spanish" with paint or remodeling.
That said, the home does lack an actual "yard" and features an arched living room picture window that looks right at the street. So, not perfect.
Listed for $2.725M, this one needed a significant haircut to sell. But its $2.595M closed price (call it 2.6) in early January is still pretty serious.
599 35th (3br/3ba, 2450 sqft.) is notably smaller than the neighbor directly across Blanche, and completely different in style.
The original home was a 1948 cottage, which at some point got additions, including a master suite up on a new second floor.
Buyers grabbed it in 2014 for $1.705M and went to work, drastically improving and modernizing a tired and dated house.
The end result was pretty special, earning descriptive words like "swanky" and "retro glamour" in the 2017 listing. (You don't realize how much you miss certain words until you find them again.)
They asked $2.495M and got close at $2.400M in late February.
That's nearly $1,000/PSF, as you probably noticed. On Blanche.
600 35th (3br/4ba, 3075 sqft.) is the latest to sell, with a closing Tuesday this week.
It's a 1981 original which was certainly built with Spanish stylings in mind.
However, as you can see here from its look and feel in 2014, when it was previously on the market, it wasn't using today's colors and wasn't updated. More like a mustard-y yellow with green accents outside, and an interior that was just yellow yellow yellow.
The 2014 buyer/2017 seller gave this one a mostly cosmetic overhaul plus a modern new kitchen. The result was quite an accomplishment, injecting new life and even glamour (!) into a home that just a few short years ago was an ugly duckling and a bit of a head-scratcher.
Asking price was $2.479M, and they got very close at $2.462M in this week's sale.
Despite the older build and the limitation of 3br instead of 4 or 5, this one did OK on PPSF: $801/PSF, versus the 2007 build across 35th at 3500 Blanche, which finished at $762/PSF.
To recap, in 3 months, 3 facing corner-lot homes have all closed:
3500 Blanche at $2.595M,
599 35th at $2.400M, and
600 35th at $2.462M.
So now, are they feeling any pressure at the last, unsold corner? Or maybe getting some ideas?
