It's 1320 9th (6br/7ba, 4900 sqft.), a truly artful execution of a generally standard floorplan on a typical 50'x150' East Manhattan lot.

The first $4M+ sale of a new construction home in East Manhattan Beach has now closed.
It's 1320 9th (6br/7ba, 4900 sqft.), a truly artful execution of a generally standard floorplan on a typical 50'x150' East Manhattan lot.
Asking price: $4.250M.
Closed price: $4.250M.
Days on market: 6.
It was only a month ago that we speculated that this $4M threshold was primed to be broken. (See "East MB: New Construx Shoots Higher, Condos Go Lower," May 14).
Until now, the top East Manhattan new construction sale on a pretty-much-typically-sized lot was 1721 8th (6br/6ba, 4480 sqft.), at $3.950M last October. (1721 9th is pictured here.)
The plus-sized lot (8750 sqft.) for 1721 8th could mean that the crown for new homes on truly typical lots (~7500 sqft.) would have belonged instead to 1446 18th (5br/6ba, 4700 sqft.), which closed for $3.850M, also last October.
But there is no longer any dispute.
The title belongs to 1320 9th.
For now.
Because 1755 8th (5br/8ba, 4835 sqft.) is also new construx on a typically sized lot, and it's in escrow now, too.
Last ask for 1755 8th: $4.550M.
We'll see what happens there.

It could happen here.
If you are looking for the major features for a new East Manhattan house, you get them: (very) open floorplan, great indoor/outdoor space integration, sizable yard, huge master.
If you're beginning to burn out on the white-on-white, coastal 'plantation' type look, worry not.
There is artistry to this home's "modern farmhouse" style, with truly bold, contrasting colors, lots of woods and would-be-woods (such as the woodgrained porcelain tile in the showers), inspired tile work, surfaces and fixtures.
It's kind of a marvel.
A whole wall of the bold, huge, bright master is made up of long, tall slats of dark-grey-stained reclaimed wood. It somehow defines the room without taking over. There is still room to outfit and decorate the space in a way that complements this daring feature.
We really could go on.
We could rave about the varying styles in the baths. We could mention (here goes) the custom doggy bath built into the 3-car garage (!).
