There's Your First $4M+ New Home Sale in East MB

It was coming... it was coming.

Now it's here.

The first $4M+ sale of a new construction home in East Manhattan Beach has now closed.

1320 9th Street Manhattan Beach CAIt's 1320 9th (6br/7ba, 4900 sqft.), a truly artful execution of a generally standard floorplan on a typical 50'x150' East Manhattan lot.

Asking price: $4.250M.

Closed price: $4.250M.

Days on market: 6.

It was only a month ago that we speculated that this $4M threshold was primed to be broken. (See "East MB: New Construx Shoots Higher, Condos Go Lower," May 14).

1721 8th Manhattan Beach CAUntil now, the top East Manhattan new construction sale on a pretty-much-typically-sized lot was 1721 8th (6br/6ba, 4480 sqft.), at $3.950M last October. (1721 9th is pictured here.)

The plus-sized lot (8750 sqft.) for 1721 8th could mean that the crown for new homes on truly typical lots (~7500 sqft.) would have belonged instead to 1446 18th (5br/6ba, 4700 sqft.), which closed for $3.850M, also last October.

But there is no longer any dispute.

The title belongs to 1320 9th.

For now.

1755 8th Street Manhattan Beach CABecause 1755 8th (5br/8ba, 4835 sqft.) is also new construx on a typically sized lot, and it's in escrow now, too.

Last ask for 1755 8th: $4.550M.

We'll see what happens there.

If you're beginning to burn out on the white-on-white, coastal 'plantation' type look, worry not.

It's kind of a marvel.

We really could go on.
