There are higher and lower priced properties all over Manhattan Beach, but by an interesting coincidence, right now, three listings are offered at or near $17.000M.

Let's see what $17M will get you, depending where you look.

East Manhattan

The start price of $17.000M is extraordinary for East Manhattan, certainly outside of the lower Longfellow/Terraza neighborhood that is our own little Beverly Hills.

This one is just debuting this week, and will be a great one to see up close later this week.

Hill Section

808 John St, Manhattan Beach,  808 John (5br/6ba, 6604 sqft.) offers a double lot as well, but in the Hill Section. 

And prices in the teens (and more) are not unheard of up on the hill if there's a view.

In this case, 808 John had to cut to reach $17M, just now cutting $3M from $19.900M to $16.900M, now into its sixth month on market.

808 John St, Manhattan Beach, Some luxury homes at this level can be notoriously hard to price. We don't see giant fluctuations too much around MB, but markets like those in some prime parts of L.A., Malibu and Pacific Palisades, just for a few examples, can see prices drop 20% or more between initial asking and closed sale.

Everyone knows two lots at the flat top of John St. are highly valuable in their own right. And here there's already a bit house, pool, sports court and more.

Sand Section

2700 Highland Avenue, Manhattan Beach,

2700 Highland Avenue, Manhattan Beach,  2700 Highland Avenue (7 units totaling 5651 sqft., 2 lots totaling 11,398 sqft.) is even more than a double lot – it's effectively 3 1/2 lots in midtown with unblockable views over Bruce's Beach Park (and Highland Ave.).

2700 Highland Avenue, Manhattan Beach, Technically, what's for sale is 2 lots, which they are trying to sell together, but the listing crew has helpfully mapped out how the property could potentially be divided up to allow the building of 2 sets of townhomes on lots parallel to 27th St. and fronting Highland, a large SFR up along Crest, and one more half-lot SFR fronting Highland.

As we noted just a couple of weeks ago in a new listings post, the structures on site now are the family legacy of the Beverly family. Robert "Bob" Beverly was a former Manhattan Beach mayor, state assembly member and state senator, while his wife, Elizabeth Louise "Bettelu" Beverly has been called the "martriarch" of Manhattan Beach. When Bettelu passed early last year, just shy of her 98th birthday, it set a process in motion that would lead to this family compound coming to market.
