East MB Got Hot Quick

At this rate, the average DOM for East MB listings is going to be tiny here in 2015.

Two of this weekend's open houses were sold (in escrow) by the kickoff of the Super Bowl. Already, 3 listings from the prior week had made deals.

Indeed, as of early Monday morning, all 7 of the most recent Manhattan Beach real estate listings to go into escrow were east of Sepulveda.

Among those, we'd call out a few:

1901 Lynngrove Drive Manhattan Beach CA1901 Lynngrove (3br/1ba, 1100 sq. ft.) is a corner-lot Liberty Village cottage that's a bit updated but still has the original 1 bath limitation. For some extra square footage (not seen in the tax records) there is a separate bonus/family room structure in the backyard. As we noted in our weekend post, the backyard backs up to busy Redondo Ave.

There were immediate offers despite the rather full list price of $1.149M. It's going up from there.

1721 Gates Avenue Manhattan Beach CA1721 Gates (2bd/1ba, 1,100 sq. ft) has to be seen as a lot sale, with a start at $1.400M.

It's a full, flat 7500 sq. ft. lot, so that's a plus. It's a little bit far east.

We thought maybe $1.4M for the plot was a stretch, but they made a quick deal, so watch land values climb more in East MB.

1137 9th Street Manhattan Beach CA1137 9th (4br/4ba, 2,700 sq. ft.) is a recent down-to-the-studs remodel that came out last weekend. They had their deal posted by mid-week.
