Sparking to Life? - Manhattan Beach Market Update for 1/15/24

As our mild January unfolds, weather-wise, we have to ask: Do you know anyone who moved to Texas recently?

While we had an incredibly mellow weather year here in Manhattan Beach after the rainy season in 2023, Austin, TX, had 80 days last year with temps over 100 degrees, including 28 in a row. In the past week, temps got below 10. Ten degrees, that is.

That doesn't sound appealingly "weird," it sounds awful.

Anyone who's thinking about moving back may find more options than they would have last year. So there's hope.

The year seems to have begun with just a little spark, as a flow of new listings are coming out within the first half of January, and a few buyers have inked contracts on inventory which had been hanging around a bit.

Only 3 of the prior 11 years had more inventory on the market as of Jan. 15. 

With 69 listings active as of 1/15 this year, we see 30 more listings than at the same time last year, and a whopping 48 more listings than at this time in 2022. The average across those prior 11 years was 50 listings at this time of year, so we're definitely up.

Since we have been living with a chronic shortage of homes for sale in Manhattan Beach for about 2 1/2 years, if this year starts out with more options, that feels like a sign that the year could be better overall.

Let's take a quick look at just a few of the listings that made deals in the first half:

It began at $3.995M and had a deal after 2 months.

308 2nd Street, Manhattan Beach,

308 2nd (2br/2ba, 1375 sqft.)

This is half lot near the border with Hermosa, also being offered along with the half lot in front (120 Highland).

They had cut from $2.950M to $2.600M before making a deal after 3 months.

308 2nd is listed by Travis Jackson, WERE Real Estate.

2205 Agnes Road, Manhattan Beach,

2205 Agnes (3br/2ba, 1908 sqft.)

This is a dated 2-level home in a super prime location, with an oversized lot (5939 sqft.).

They began at $3.450M and cut to $3.149M to make a deal.

2205 Agnes is listed by Susan Boettner, Vista Sotheby's International Realty.
