It's a long weekend, with plenty of time for checking out the nice little crop of new listings and open houses.

We're glad to tell you about the #1 listing in our post here, 1001 1st in the Hill Section, but there won't be open houses there. If it's a $30M house, you don't let just anyone in... unless they're real estate brokers who are willing to serve as extras in a TV show. (Ask us how our Friday afternoon went.) Now, to get in there, we're going to need to show them your qualifications to actually buy the place.

Hill Section

It's huge.

It's nearly new.

It's at the top of the hill, in an area where the power poles have recently come down, allowing unmatched ocean views from the upstairs bedrooms.

1001 1st Street, Manhattan Beach, We don't mean "nice ocean peeks" from one or two bedrooms. There are world-beating ocean views from FOUR bedrooms, including the primary suite and the favorite-child's suite at the front corner, where the glass can be slid away to offer a perfect platform to see the Pacific, PV and Catalina, and on and on.

The main floor living spaces integrate seamlessly with the outdoor spaces and pool area, with both covered and uncovered areas. All the glass slides away into hidden spots in the walls.

1001 1st Street, Manhattan Beach, It was a bit hard to get a feel for living in the space during our tour on Friday, as there were literally camera crews everywhere taking footage for what we believe is that Netflix show about real estate. (We skipped the champagne on offer, but did go for the wagyu sliders, apparently in trade for possibly winding up as unpaid extras on the TV show.)

A getaway family room is set among the bedrooms on the top level, with wood paneling and ceiling, and private, permanent views of the Pacific to the west.

The quality of construction and materials is at the top of the top, and it had better be for the asking price.

Once in a while, we come across a place that is both opulent and not showy, glamorous but warm, that's the kind of effortless top-end luxury they achieved here.

The home is built on a ~9400 sqft. corner lot that used to be numbered 100 N. Dianthus. (We reviewed it here in Feb. 2018.) We noted then that, "The custom 1980s original was custom designed by the family that's selling now, showing aspirations to be a glamorous Hollywood or Beverly Hills-type estate-by-the-sea." It almost seems that the ambition for the current home is similar, but executed far differently, given modern times.

The lot sold for $6.362M in early 2018, commencing a "laborious multi-year build," per the current listing. In Nov. 2021, we reported the buzz that the still-under-construction home was under contract for $23M, although tax records show a sale price of $19.6M, both of which could be accurate, depending on how the construction was paid for.

Sand Section

457 28th Street, Manhattan Beach,  457 28th Street (5br/7ba, 4287 sqft.) is new construction with a familiar, tried-and-true floorplan and nice finishes, up on the plateau.

There are some nice ocean peeks, although mostly they could be jeopardized if/when there is new construction on adjoining lots.

432 32nd St, Manhattan Beach,  432 32nd Street (5br/4ba, 4300 sqft.) is a 1990 original with some upgrades, although also some rough edges and floorplan quirks.

The first floor is mainly a "second primary" suite just off the front yard, with a small bedroom as well. More bedrooms are on the middle level, including the proper primary, which also features a back staircase to the third floor living spaces. (This sort of design with two stair egresses was required up until soon after this property was constructed.)

432 32nd St, Manhattan Beach, Mostly open living spaces make up the top floor. Views are more incidental, with neighbors already built up.

To explain the "rough edges" observation briefly: Several spots of the wood flooring are scuffed, paint is inconsistent and the carpets are older and could have used a nice cleaning. It's easy to see and evaluate the home regardless, but we're spoiled sometimes by always seeing homes primped and prepped. In a nod to the need for some upgrades, the listing speaks of the "opportunity to infuse your personal touch" into the home. So we're all kinda on the same page here.

416 23rd Street, Manhattan Beach,  416 23rd Street (4br/4ba, 2853 sqft.) may feel familiar, as it was presented in three separate listings last year from July through December, at prices from $3.899M down to $3.345M.

It's back now with a refresh, including a particularly effective paint job on the kitchen cabinets that seems to have changed out the early-2000s vibe of the house somewhat.
