437 3rd Street, Manhattan Beach,

437 3rd Street, Manhattan Beach,  437 3rd Street (5br/5ba, 4360 sqft.) is an early-90s South End SFR with upgrades, featuring a gigantic top-floor primary suite. (It's the whole 3rd floor, if you count the little office/den that's attached.)

Most bedrooms are downstairs at the entry level, with a wide-open midfloor, nice kitchen with island at its heart.

437 3rd Street, Manhattan Beach, The listing both describes the possible need for a bit more modernization and the notion that the price ($4.250M) seems to mean this home offers a lot for the money, and we can't disagree on either point.

From the official description:

437 3rd Street, Manhattan Beach, "With three levels of luxury, privacy for everyone, unexpected amenities and a price that seems too good to be true, 437 3rd Street is a once-in-a-lifetime opportunity to live your best life at an even better value… and it’s just a few upgrades away from perfection. As for location, how does being able to walk to the beach, greenbelt trail and Robinson Elementary sound? The home’s first floor – accessed via dramatic double front doors – houses three generous bedrooms (one of which has been converted into a gym with custom built-ins), two full bathrooms, a sizable laundry room with sink and an oversized two-car garage. Twin staircases lead to multiple entertaining spaces on the sprawling second level. Here, a sunken living room with fireplace and terrace flows into a large formal dining room, then to the jaw-dropping kitchen beyond. This skylit culinary paradise boasts stainless Viking Pro & Sub-Zero appliances (including a wine fridge & beverage cooler), a massive center island with bar seating and a breakfast nook. A unique, cozy sitting room nearby features a second fireplace, and a sunken family room with third fireplace and wet bar opens to a rear-facing terrace and light-flooded sunroom.437 3rd Street’s top floor is dominated by a massive, resort-style owner’s suite."

East Manhattan Beach

615 Aviation Way, Manhattan Beach,

615 Aviation Way, Manhattan Beach,  615 Aviation Way (3br/3ba, 1844 sqft.) is a middle unit in a newer (2022) 4-plex in a location that marks out almost the very southeastern-most point of Manhattan Beach, east of Aviation Blvd.

It's modern in style and efficient, with all bedrooms on the middle level and open living spaces on top.

615 Aviation Way, Manhattan Beach, The current owners paid $1.735M (well above asking) in July 2022, and now seek almost 10% more.

True fact: The listing references "Carrera quartz" countertops, which we initially flagged as an error. Too often, people misspell Carrara (the marble) as "Carrera" (the Porsche). (See our 2015 post, "Carrara and Carreras," which has some interesting history.) In fact, there's a quartz product meant to mimic Carrara marble and it is called Carrera quartz. Give it up for the genius behind naming that one, they knew people would spell it that way anyway.

A freestanding range, refrigerator, dishwasher, microwave, and ventilation system complete the ensemble. Your home chef can enjoy food prep with peace of mind on the highly durable yet beautiful Carrera quartzcountertops.Three bedrooms are located on the 2nd level with the 8" wide oak floors being continued through the space.
