We've already seen an $11M closing this year... right in the midst of the stay-at-home orders.
Now, there are new escrows on a $10M home and a $12M property in Manhattan Beach.

We've already seen an $11M closing this year... right in the midst of the stay-at-home orders.
Now, there are new escrows on a $10M home and a $12M property in Manhattan Beach.
Perhaps the flagship is 704 Pacific (6br/7ba, 5200 sqft.), a Hill Section ultramodern remodel with views.
The property is effectively 2 structures, with the main home in front on Pacific, a yard with pool, then the rear structure with garage, den and home office – one of the best home offices with a view that you're likely to find.
The whole package: $11.995M.
Days on market: 11.
The quick action underscores the fact there are always buyers who know they want something newer in the Hill Section with views, and they're willing to pay.
Meantime, just the other day, a luxuriously upgraded Martyrs area home made a deal.
That's 528 15th (6br/6ba, 6500 sqft.).
It wasn't the same sort of quick action. The listing has been public for a little over 4 months, and they did take quite a cut before making a deal: from $11.750M to $9.999M.
We drafted an appreciation of 15th St. on the blog here back in May, just to say what a heck of a place that would have been to be quarantined. (See "Now That's a Place to Shelter... for $11.750M.")
These will be among the priciest move-in-ready homes for 2020.
At the moment, the top sale is 202 Ocean (5br/6ba, 4150 sqft.) at $11.000M.
It closed in early April.
There are Strand properties at higher prices.
A land-value sale at 516 The Strand closed 3 weeks ago at $14.500M. (The listing is not on the internet.)
And a more-than-double lot at 2722 The Strand went under contract in early August, last listed at $22.750M.
The median price for homes sold within 2020 remains pretty steady, at $2,527,500 right now.
120 homes have sold higher, 63 having sold at $3.500M and above.
Out of them all, 15 homes are already closed at $6.000M-$14.500M.
