Now Kopitar's House is Online at $37 Million

It seems like celebrity, high-end real estate is having a moment in Manhattan Beach.

You have Jared Goff buying 2 lots for his dream mansion, and going on to play a perfect playoff game to defeat the Rams.

You have a prominent software developer/investor telling the Wall Street Journal that he'd sell his iconic 3-lot home for $150 million.

And then the "Selling Sunset" people bring cameras and models to a broker's open at 1001 1st St. in the Hill Section. (Side note for whenever that airs: Yes, many of your local Manhattan Beach brokers look fine, but not as fine as the ones they're going to show on TV.)

Meantime, for the past 4 months, L.A. Kings stalwart Anze Kopitar has been listing his double-lot custom walkstreet house at 117 34th St. (7br/10ba, 7605 sqft.) for $37.000M, but mostly quietly. (117 34th is listed by June Emerson, Vista Sotheby’s International Realty.)

The property has been on the MLS the whole time, since September last year. And both a local newspaper and celebrity-real-estate website picked up on the Kopitar connection late in 2023. (As did a blog post by someone else in the listing brokerage.)

But still, the seller and listing agent had made a curious decision about how to promote the listing.

117 34th Street, Manhattan Beach, They restricted the listing from going out to any website that displays properties for sale using what's known as the IDX feed. (Sites like this one!) That decision greatly limited the reach of the property online, perhaps reflecting privacy considerations.

Then again, how serious are the privacy considerations when you're featured in the Daily Breeze and your own office is naming the seller online? Discuss.

117 34th Street, Manhattan Beach, Anyway, suddenly now this past weekend, they've flipped a switch and 117 34th is out there, free in the world, able to be seen anywhere. (Including sites like this one!)

There is one restriction on websites: No one can use automated valuations to display an estimate of the proper price for this unique double-lot home. 

They can't restrict someone from pulling out a slide rule, crafting a spreadsheet or otherwise trying to make an educated guess as to "what it's really worth" and publishing that online, just no bots. (And we're going to hang back on this one for now, too, to keep this post relatively short.)

We can tell you that $37 million is the highest asking price ever entered into the MLS in Manhattan Beach.

That "$150 million asking price" for 212 The Strand? It was a comment to a reporter, not a list price. (The home's only listed for rent anyway right now... at $130K/mo.)

For a while early in 2023, 308 The Strand did seek $36M, but then it quit. (We have several pics in this May '22 post.)

3216 The Strand sought $30M then $28.5M in '22-'23, but both listings expired. (Lots of photos and discussion in this Jan. '22 post.)

Meantime, the highest recorded sale prices ever on MLS-listed properties include:

1000 The Strand (10br/9ba, 5967 sqft.) on an oversized lot, fetching $21.000M in May 2017. It's been upgraded a bit and is now offered for $30M, 2nd-highest asking in Manhattan Beach today.

814 Pacific (6br/6ba, 10,000 sqft. on a triple lot) at $20.000M in Aug. 2017. (Some photos & discussion in this Aug. '17 post.)

508 The Strand (5br/6ba, 4325 sqft.) at $19.200M in Oct. 2021.

117 34th Street, Manhattan Beach, Back to 117 34th, the combination of two lots, the inclusion of a pool, the immediate proximity of the sand, and the quiet North End location all offer something to distinguish this property from many of the other elite properties referenced above.

Of course, even though the listing is now out there in the wild, they're not exactly inviting John Q. Public to drop by any old time. There's a screening and qualification process.

If you're wishing to avoid the rigamarole of being scrutinized by realtors and sellers' business managers and attorneys, you'll need to stick to the sub-$10M inventory. Sorry.
