The weather has cleared, and so has whatever was blocking Springtime listings.

There are several new options this week, although all are either in the Tree Section or Sand Section. (To be fair, East Manhattan did carry the market for the first part of the year.)

Martyrs area homes always command top dollar in the Trees, especially those on larger lots on the east/west teen streets. When you've got something special like this, alone in the market tier, why not give it your best shot?

600 29th Street, Manhattan Beach,  600 29th Street (2br/2ba, 2346 sqft.) is a highly polished, custom remodel in a glam modern style.

600 29th Street, Manhattan Beach, Yes, it's only 2 bedrooms, one downstairs and one up. The primary suite upstairs has a giant closet (not pictured in the listing), which we were told was once the 3rd bedroom. It seems to be referred to in the official description as an "office." (Whether closet or office, it would be hard to use as a 3rd bedroom, because it is now entered through the wide-open primary bedroom.)

Be ready, if you visit, as you'll notice right at the front entry, a wide-open and bright foyer was created during the remodeling process. Perhaps it wasn't structurally sound on its own, so there's a giant 2-story chrome pole right in the entryway to support a beam in the ceiling. Your comments might be funnier than ours, but most likely, they've heard it all already.

600 29th Street, Manhattan Beach, Locationwise, this home rises significantly above busy Blanche Rd. and directly abuts a dated property that's now in escrow at 601 27th (3br/2ba, 2021 sqft.), which drew multiple offers and will surely sail well past its $2.150M asking price. Of course, that one's a blank slate, and 600 29th is more or less finished.

It was under contract to sell as of year-end (last at $4.499M, $100K lower than now), but that escrow flopped, the house came back and eventually a new agent was brought in.

We were pretty enthused by the warm modern vibe of this build when it first came out. In September '23, we called it "new construction that promises a luxurious vibe, and actually delivers." Then we observed:

So much new construction has a "been there, done that" kind of feel, as builders aim for the middle and wind up producing remarkably similar product. If it's what sold before, it will sell again, so the builders limit their creativity.
